Obligations as a property owner
You would need to register as the business owner, in the relevant category for tourist rentals (CAE 55201) and issue invoices in the clients' names for all bookings, as well as declare all earnings and taxes.
If you do this, the VAT on our invoice and all other invoices related to the business (water, electricity, gas, Internet, maintenance, new furniture or equipment, etc.) can be refunded. We can also recommend an accountant to take care of this for you if you wish.
Accountancy Services for Short Term Rental – Non Residents
We can recommend an accounting firm with proven experience providing Accountancy and Fiscal Advisory Services for Short Term Rentals. This company provides full coverage of both the above fields to Non Residents exercising the activity of "Alojamento Local" in Portugal and registered in the Regime Simplificado de Tributação em IRS (Income Tax Simplified Regime), as well as any other fiscal regime.
Fiscal Representation (mandatory for non-residents)
Complying with all Fiscal Obligations (DPIVA/VAT declarations, Modelo 30, Modelo 3 IRS and others)
Updates on applicable fiscal legislation
