Before making a booking, please make sure that you are fully aware of our prices and have read all our conditions.
Please note that our prices are ALL INCLUSIVE.
(There may be a small surchage for late check-ins after 20:00h)
Prices include all taxes, initial cleaning, sheets & towels, water & electricity, all building community costs, personal hygiene products such as showel gel, hand soap & toilet rolls, cooking condiments such as olive oil, vinagre, salt & pepper, cleaning products such as detergent for the washing machine and the dish-washer, washing-up liquid, cable TV with several English-language channels and a free high-speed wi-fi Internet connection should you wish to bring a laptop. All apartments are air-conditioned and have heating.

CONDITIONS
Minimum stay:High season: 3 nights.
Low & Medium Season: Normally also 3 nights, but please contact us to check first.

4 persons in 1-bedroom apartments6 persons in 2-bedroom apartments
We have 4 apartments in the same building, allowing accommodation for large groups of up to 22 persons if all 4 apartments are booked
Check-in:
after 3pm (15:00h)
For arrivals after 8pm (20:00h), there is a supplement charge of 30 euros.
For arrivals after 12am (00:00h, or midnight), there is a supplement charge of 40 euros.
Check-out:
before 12pm (12:00h)
Payment:
In order to confirm your booking, a deposit of 30% of the full price is required, to be paid via PayPal, Credit Card or Bank Transfer within 48 hours of your booking request. If the deposit is not received within 48 hours, the booking is immediately cancelled and the dates of your stay made available for other bookings.
The remaining amount (70% of the total price) may be paid in cash or by Credit Card on arrival, although credit card payments are subject to a 20 euro increase to cover bank surcharges.
Cancellation Policy:
- more than 60 days before your stay: 90% refund of your deposit
- 30-60 days before your stay: 50% refund of your deposit
- less than 30 days before your stay: no refund.
Pets:
For hygiene reasons, and in order not to inconvenience future guests, we do not allow pets of any kind.Arrival:
On arrival you must pay the remaining 70% of the total price, in cash or by credit card
Furthermore, you must pay 150 euros damage deposit, which will be refunded in full as long as no damage is done to the apartments (this amount will be increased to 250 euros for stays of longer than 4 weeks, and to 600 euros for stays of more than 2 months)
Please call us 20-30 minutes before you arrive (for example, just before you get the taxi from the airport) so that we can be waiting at the apartment to hand over the keys.
Please also provide us with a mobile phone number so that we can contact you in case of problems.
Conduct:
We kindly request our guests to act responsibly and respect other residents and local legislation at all times. Please do not forget that you are sharing a building with other guests and neighbours. We will not hesitate to call the police in event of excessively disruptive behaviour. We trust that you will respect the peace and quiet of this traditional residential area.
Liability:
QuietZone Lda, its directors, employees and partners can not be held liable in any way for direct or indirect damage resulting from the use of our apartments by guests. This includes, inter alia, robbery, loss or injury from the improper use of equipment, furniture, lighting, electricity, water, telephone, internet, and other available services. We also can not be held liable for lack of service by local utilities providers (electricity, water, TV, telephone or internet). You must make sure all equipment is switched off (e.g. oven, heating) when leaving the apartment. You are responsible for correctly locking your own apartment and share responsibility for locking the front door.
The apartments are exclusively intended for short-term rental and fully self-catering, non-permanent occupation (Alojamento Local), in accordance with Annexes 517/2008 & 518/2008 of the 25th June 2008 to the Decree Law 39/2008, of 7th March 2008 (Portaria 517/2008 & Portaria 518/2008 do Decreto-Lei 39/2008, de 7 de Março).
Notes:
There is no lift or elevator in the building, making accessibility very difficult for wheelchair users, the physically impaired or those with mobility problems. Please note that in the historic centre of Lisbon, there are virtually no residential buildings with lifts. In Alfama it is practically impossible. Only the very new buildings in the historic centre of Lisbon have lifts, and normally these new buildings don't have apartments for tourists.
Sometimes it is possible to park a car right outside the apartments on the street - but of course this depends on if any cars are already parked there or not. There is also a public car park in Alfama which may be seen on our map of Alfama.
